I/WE DECLARE THAT THE FOREGOING INFORMATION IS TRUE AND CORRECT, I/WE AUTHORIZE ITS VERIFICATION, POSSIBLY A CREDIT REPORT BUT DEFINITELY A BACKGROUND CHECK. I UNDERSTAND THAT ANY OMISSIONS OR FALSIFIED INFORMATION I PROVIDE AND/OR DEROGATORY CREDIT RECORDS/OTHER RECORDS MAY RESULT IN THIS APPLICATION BEING DENIED, AND THAT I MAY FACE IMMEDIATE EVICTION FROM THE UNIT AND/OR OTHER LEGAL PENALTY UPON FUTURE DISCOVERY. I UNDERSTAND THE APPLICATION FEE IS NON-REFUNDABLE.
Association Acknowledgement
I hereby acknowledge the Rules and Regulations for my Community or Condo Association. If the application to lease is approved I hereby agree for myself and on behalf of all persons who may occupy/visit my unit that I have read, understand, and will abide by said rules and regulations. I understand that the full set of bylaws is to be provided to me by the property owner. In case the property owner fails to provide the full set of bylaws, I have been informed that the documents are available from the management company for a fee. I have entered into an agreement to purchase/lease a unit in my association. I understand that if I am approved, such approval is contingent upon the closing of the transaction. I further understand that the sale or rental will not take place if approval is not granted. I hereby give my approval to Ardent Residential to verify all references and other pertinent information contained in this application for membership. Further, I agree to hold Ardent Residential and the Association harmless if said investigation develops information detrimental to me. I agree that I will not sell or lease to any person who has not been approved by the Association.
Background Check Consent
I understand that you may obtain consumer reports that relate to my credit and/or criminal history. This information will, in whole or in part, be obtained from AISS, a Sterling Infosystems Company, 6111 Oak Tree Blvd, 4th floor, Independence, OH 44131, telephone 800.853.3228. I understand that you may be requesting information from various federal, state and other agencies or institutions, which maintain public and non-public records concerning my past activities relating to my credit and/or criminal history. This information will be reviewed by the Association and may be reviewed by a unit owner if it’s a rental. I authorize, without reservation, any party, institution, or agency contacted by AISS to furnish the above mentioned information.
Notice to California Applicants
Under Section 1786.22 of the California Civil Code, you have the right to request from AISS, upon proper identification, the nature and substance of all information in its files on you, including the sources of information, and the recipients of any reports on you, which AISS has previously furnished within the two-year period preceding your request. You may view the file maintained on you by AISS during normal business hours. You may also obtain a copy of this file upon submitting proper identification and paying the costs of duplication services. Upon making a written request, you may receive a summary of your report via telephone.
